Project and location everything seems to be good.
but i tried to reach this builder on the number provided in their website, but no response.
Is he a genuine builder? Anyone has booked with him?
On the assumption that the Porur link road will not be closed and considering the construction of porur flyover, the project has high accessability to all parts of the city, .

|I had a couple of discussion with the builder, the first impression is that they are new to reality business and are not a complete professionals. Even for this Osion Chlorophyll, when i threw a couple of question to the sales people, they were not able to answer anything. The sales guys do not even know the simplest question of this and this entire project is currently not approved by CMDA. Hence people need to be a little carefull in investing, but as said, the place and the way they have projected is fantastic and the cost would definitely appreciate.
So my verdict will be to "Wait and Watch" before taking a decision

|Hmm....I actually found them quite pleasant and clear about the project, though the tele-sales was a little unprofessional. I spoke to them at the exhibition and was very impressed with what they're trying to do. It should be a fantastic purchase, if they are able to deliver, especially as they have very reputed architects and landscape architects. Right now they also maintain that they will launch only after 3 months, pending approvals, so we have to wait and watch. Their only other project is now a landmark at Mint, so I won't dismiss them without assertaining facts. The Group is said to be a reputed one, though they are very new in this industry.So my verdict wuld be: Very Promising and Great Potential as investment and living space. But we have to wait and watch.

|I have already booked a flat in Osian Chlorophyll in Feb and have paid the full initial amount. The property is just opposite to the Porur lake and its accesible through the service lane of the Thambaram-Maduravoyal bypass. The CMDA approval is yet to come and they say that they are waiting for the GO and its getting delayed because of the govt.change. Hope the approval comes soon.

They have not yet got the CMDA approval. They say its expected by this month end. But bookings are on...they also have model apartments ready...Rate is 4600/- per sqft.

Payment plan is 30% in 1 month of booking........rest in stages.....

|Reference article on "Why you should register your property" at Page No 16 of Times of India, March 16, Chennai edition. It says Supreme court has ruled last year that in case of any dispute, you will not have any rights over the property if it is not registered in your name. A person is considered the lawful owner of the property only after it gets registered in his name.
Unfortunately, in Tamilnadu, the buider registers only the undivided share of land in the name of the flat owner, and is refusing to register the Flat on the name of the purchaser. Most of the other States like Karnataka, Andra, Kerala have already passed acts to ensure that the builder registers the flat alongwith UDS in the name of the purchaser.
It appears that the flat owners in Tamilnadu, without realising the legal issues, are very happy to pay a very less amount for registering only the UDS on their name.
My question is, in view of the Supreme Court ruling, can a builder refuse to register the flat in the name of the purchaser, if the purchaser is ready to pay the additional cost towards the Registration fees and the stamp duty?

|I heard from their salesperson that they have paid the fees for CMDA stamping 10 days back.
He told me that it might take a month to get the stamping. Not sure if this may delay.
I think this is the case with most builders waiting for CMDA stamping. CMDA is very slow.
1. Anyone who has booked the apartment with this builder, have you verified all the NOCs and approvals with any lawyer?
2. Have anyone checked his previous apartment Osian Heights?

|I have actually paid 20 % and holding further payment for want of approval. Also I worte to them regarding the discrepencies in agreement. They are 1. If they go in for additional floor increase ( moe than 14 which they mentioned ) we are not supposed to raise our eye brow. 2. They can vary the location of common amenities as per their wish. On repeated phone calls I got a reply which did not have answers for any of the quries I rasied. Also I contacted their CRM manager Mr Naidu but not available always. I wish the person who was happy in answering about their project when there was good opinion in this thread answers this too for the benifit of the customers.
Any further inputs ?

|The agreement permits the developer to build additional storeys and blocks. The impact of UDS is not mentioned.Already the UDS is very low at 26%. 100% amenities promised do not appear in agreement. The agreement clauses are purely one sided, protecting the interest of the builder only.

|I too booked an Apartments .CMDA & Corporation approved now . Regarding amenities it was everything covered in the agreement as per the brochure . only problem with this project is the road in front of the project .which is a service lane and in future lot of problems occurs . Looking forward to it .Management has to get some permission on this service lane . And whoever booked need to check with management .

|Yup you are right and iam really suprised how things will be post completion in accessing such roads which is very small and not sure what osian have planned in future or even govt would plan to expand those roads. i think we should raise the same to osian andd ask..... !!! This element is very important for future property appreciation. No doubt the property is in key place of porur but only road and accessbility make you think before you invest.

|Regarding pent house, you are providing glasses on three sides of the hall without safety grills. However tough the glass is, as told by you, it is breakable. There is no safety if compressable gate is not provided. Or else you provide us wall. I agree u want to give a good look for pent houses. But safety comes first. I hope after shelling out amount in crores, we will expect some safety which is not there in pent house if you provide only glass all the three sides without grills.

|Regarding maintenance charges, it is calculated as per area of the apartment. But usage of swimming pool, park, gym and other common aminities and spaces have nothing to do with the area of apartment. When I asked about this, I was told by one of your staff members that number of members staying in pent house and duplex apartments will be more as the size of the aparment is big. It is not so. It is not necessary that if the apartment size is big, number of members will be more. So usage of common amenities must be shared equally by all irrespective of the size of apartment. I hope you agree
