What u feel the about the pricing. I feel its not a best deal. Price is little higher side. 3000 apartments means there is a over supply. I dont think they can sell 3000 apartments easily. So after 3 years also the price wont increase. We cant expect a good appreciation. if you are planning to live there then its ok. If you planning to rent out or investment then I fell its not a best option.

Actually I booked a 2 bed room apart.

Please share your thoughts.

Had a look at the site and the Model apartments. Looks very good. They have a differential pricing . 2890 for this site is worth. School is there inside. Believe they are looking at either bhavans or balavidya mandir. With school and health city closeby looks like a good buy. India bulls is at 3200 and they just got approvals after 2 yrs. Cancelled and bought one here. with financial city and elcot sez closeby seems to be a good buy. I have booked 2bhk flat.Customer service is really very good. Manged by good professional team.

Looked at the site and model flats. Very interesting. Good part about the project is that they have launched after Approvals. Embassy group has got a good reputation in bangalore market. Huge projects over there. with School and hospital nearby its a good buy. Can expect appreciation and good rentals in future.have been scouting for a property closest to the city. when u compare dlf @3000 with the access road,they have , Marg @ 2750 which is 18 kms from sholinaganallur, unitech at 3300 at 30 kms from this project, price looks extremely good.

Visited the site last weekend..i liked the location. I had already booked with India Bulls in October 2008. But they had failed to get the proper approvals for the past 2 years. So i moved out of the project. Now i am very much interested in a biger flat (close to 2000sq.ft.). They have also got proper approvals. The Embassy guys had given me an option of combining two 2BHK's and i had loved the way the architect had combined the 2 apartments. Planning to give the advance cheque by this weekend. pricing also seems to be competitive in the locality....

For 3 BHK, the quoted saleable area is 1355. But when you calculate the overall carpet area it comes around 900 Sqft. Around 33% goes for common area or wall thickness? Is it still worth buying it when other builders are saying only 25% goes for common area

Mr.Saravanakumar the common loading in embassy residency is only 18% and the wall thickness is about 10%.As per your words the common loading 25% + wall thickness is very high and Mr.Kripa executive of embassy only gave me this info. I booked a 2BHK over there.Moreover Mr.Kripa added that embassy is strictly following the government norms and they have got some banks pre-approvals too..I felt really very happy over the service provided by the entire embassy team.,

The price they have quoted for a 2BHK now is Rs.3025/-. They say its the pre launch proce and have not launched the project officially.The location seems to be good, but are the approvals in place? They said its approved but they are yet to get the plan drawing. Any one has given booking advance and signed the construction agreement. Please reply soon. We will deciding this weekend on booking a flat here.

Hi,

I have recently visited the site, the project approach roads and locality seems to be good.
But this area is prone to water logging, hopefully it might change in the coming years. Moreover its behind the proposed financial city, so if that comes we cud see much more developments in the area.
Price quoted is 3090 per sq.ft. Just one thing I felt was the UDS they offer is very less around 23% of the total saleable area because they have lot of amenities. A reputed school within the premisis, that's their promise anyways...Overall good.

Today i have visited the place,, and the model of the flat was gud. But if you go for Phase 1, its little but long to travel from the Global hospital bus stop or from their own marketing office. I believe most of the ppl are inspiring from the model flat and they are not allowing to go inside the building area. So that we can find how much distance will it cover from the main gate. As we investing more money, they need to be transparent.

Recently booked a 3bhk apartment coming up in the IInd phase.The location is the best out of all the projects coming in the vicinity and the rate was also decent considering the location and the builder(Embassy has a reputation in b'lore having done huge projects both commercial and residential).
The only concern is the water supply, right now they provide atmospheric water extracting machine for phaseI but they said since by the time phaseII comes up the metro water supply would be there.
thas the only question, otherwise overall it seems to be a good buy!!

Last week I have booked 2BHK in Orchid 3rd Block - Phase I.

I was told the following,
National Public School - Bangalore
Apartment handover will start from August'12 and they have 3 months grace period. After which they will pay Rs 5/sqft as penality to the apartment owners.
All the amenities will be available during phase I handover.
Metro water supply in 2014.

P.s: Can anyone detail the fee structure in NPS Bangalore?

we have seen the property last week, but could not visit the actual construction site.
1.No approval from HDFC/SBI
2.location is good, however not sure of the waterlogging
3.The construction status is in 6th floor level, not sure how the handover will happen by Aug'12
4.we are planning to book a 3BHK, but worried about the lack of approval from SBI
requesting the group to clarify my douobts

SBT is state bank of travancore. So no need to worry.

I booked 2BHK in phase 1. Got the legal documents and yet to verify it. Once it is done i will let you all know. We booked two weeks ago and that time the price was 3600 per/sqft. But now it has been increased to 3650 per/sqft.

They are not allowing to enter in to site because of safety reasons. But we saw it from distance. Its up to 4th level now.

No negotiation. If you refer someone then they will give .3% of flat amount as referral partner charge.

Others too please share your inputs on embassy residency !!

Actually my cousin booked a flat through me. So i asked for some negotiation since two are booking. For that they said, they can give referral partner charge instead of negotiation.

Yes they told us too that they will handle the apartment by Aug with the grace period of 3 months. But completion date will not be accurate with any build not only here. Some lapses will be always there. We need to accept it.

Legal document verification is not yet over. Will let u know once it is done.

2day i just blocked an apartment in Phase 1. Hopefully by next week plan to give the advance booking. Before that will just cross check the legal documents so that will be give some more energy for me. Also i asked to the agent (Karthik - Marketing person) he is very sure that there is no such referral option. Also let me know when did they gave you the legal document.

I got the legal document on feb 17th. Regarding referral option, i will check with them once again and get back to you.

I dont think water logging will be problem since the apartments are spread on around 25 acres of land. Also even the global hospital road itself raised up to certain height. Certainly there will be water logging on the side of the global hospital road but not inside the land of embassy.

Based on the discussion I see here I feel it would be safe to go for phase 2 since the metro water will be available only by 2014 and looks like the phase 1 will take a while to complete.

Did you have a change to verify their legal documents? I am planning to get a 3bhk in lavender phase 2 and the exec Karthik is pushing me to confirm before Wednesday this week as there will be a price increase.

I think UDS is very less since it is a high raise building. This is applicable for other builders high raise projects.

I am not sure about the exact price hike. When we booked in phase 1, it was 3600. After that they increased to 3650 within a week.

Actually my cousin who too booked a flat in phase 1, is going to verify the documents. waiting for his input.

But in the mean time when i talked to a LIC loan agent, he mentioned like LIC has verified all the documents already and then only they tied up with embassy. I also personally came to know that LIC is in good in verification through other known LIC agent.

Let me confirm with them once again regarding referral scheme and get back to you. May i know the reason for asking my contact.

I recently blocked the unit of 3 BHK for the price of 3699/- per sq.ft. and within a week they increased the price of 3749/-

Does anyone know how much it was and agent is confirming with non negotiation.

I feel better to go for phase 1 as because based on phase 1 they need to work on phase 2. I mean people will enquire whether phase 1 will be completed or not. Base on which people will buy.

- I enquired about toll gate. We need to pay toll close to 1000 to 2000 Rs. (not soure about the correct price) for unlimited and limited for one way toll is close to 800 rs. (Which you can use for one single trip). If you take toll unlimited (wherein anytime you can go and come). It will be Rs. 1000 to 2000.

I saw one more project is coming up in perumbakkam (not sure about the name) they charge Rs. 3300/- but again the marketing is done by JLL only. It has come in Times/Hindu paper last week.

Will keep updating as and when I hear anything on embassy.

Are you sure about the Toll payment? To whom did you ask the information on Toll payment?

I was browsing tamil nadu government site for Toll information. I noticed the below link for NH roads.

Rajesh when you booked 7th floor will they charged for floor raise charges in phase 1. Most likely this project will get completed in the month of November 2012. As per the plan it is august 2012 and it has grace period of 3 months, which comes to november 2012.

Any idea about bus frequency from perumbakkam to central and perumbakkam to koyambedu?

Housing loan.
Axis is providing parallel fund with 10.75 interest.
ICICI bank provides 80 20 for phase II
LIC provides 10.40 but it is not having parallel fund.

BUYERS..BEWARE..LEGAL ISSUES WITH EMBASSY RESIDENCY...Heard that erstwhile Tamil Nadu hospital which owned the land which currently embassy is building..Tamil nad hospital properties were attached to various leading nationalized banks..but with legal cases pending as NPA from banks, how kanchi trust bought it and sold it to Global hospital is a big question, how global hospital sold from the total 45 acres..25 acres to Embassy (leaving the 20 acre hospital premises) is a big question too..I believe to hear from reliable sources that Tamilnad hospital will win the suit and get back the lands in their favour..then what will be the status of global hospital and embassy land..and the UDS owners of flats...

surya prakash..you are a buyer....why don't you go to State Bank of India or Indian Bank and ask them if they will fund any flat owners who buy in Embassy Residency.. they cannot: as they know the history of this land deal...

Forums are not for to attach proofs against any parties, it is only an information sharing site...I was also about to buy there..It is only in the customers' interest I have written. More than an extent, certain things cannot be disclosed in the legalities of the proceedings..if you want to believe media press releases and not to believe what actually happened..it is only the buyers' purse is burning...I have seen how home loan offering banks do legal clearances..most of the time..the legal panel attached to bankers are not fully aware of the entire history and yet offer clearances...this land case is big..has got too many loose ends..lots of biggies involved..you won't know as a buyer that easily..CAUTION FOR ALL BUYERS...

Parallel funding is provided by Axis bank. 80% will be paid by bank and out of 20% you need to pay 10% and the rest 10% should be paid before embassy handover the key. (Before one month).

Other points (Bank):
- Be clear on processing charges, mortage. (Some banks charges less with no mortage).
- Home insurance. (Check the home loand insurance and home insurance).
If it is of home insurance ask the bank to share the copy of the insurance.
- Whatever the document you provide, please ask the bank to give copy of those documents.
- Initially you need to give 6cheques to bank. Please ensure that all are account payee and payee name is mentioned in it.
- Opt for EMI (You have choice to choose date on 5th or 10). Choose whatever is convinient.
- Preclosure no bank is charging it.
- Whenever you have money please ensure that your one EMI is paid, this will reduce your interest.
- Check out the current interest rates, some banks still offer 10.75%.
- If you want to take loan for interior. Please request the bank to take the maximum eligibility and then you can choose a interior person so that all the amount is accomodated in one loan. If you are going in for seperate interior loan (top up), again you need to pay processing fee. Please ensure that all is accomodated in one processing fee.

Your loan got reject due to the below reason specified. You can re-process your loan by following way.

There will be situation that your home loan got rejected due to data showing you as a defaulter in CIBIL records. This is due to that you have taken some other loan and you have cleared the payment but your bank would have failed to communicate to CIBIL. Due to this data in CIBIL wouldn't have updated. Due to this your loan will be rejected.

This you will come to know from the person whomsoever is processing the loan. Also, you can apply a credit score card in CIBIL, using the website http://www.cibil.com/. [cibil.com]

You can again reprocess your loan by obtaining a 'No due' certificate from your bank. This means you are no longer a defaulter. You need to inform your banker, enclosing a copy of the said certificate, and ask them to correct the CIBIL data. With regard to the processing of home loan application by another bank, you can explain the circumstances under which CIBIL data was not updated and that you have taken up the matter with a concerned bank. You can even show the 'No Due' certificate as well as the letter written by you for correcting the data maintained by CIBIL

It's simple. Your home loan interest is around 11% . For the builder, it will be more than 15%. he takes loan on your name and pays interest at 11% . hence he saves lot of money.

However, they say that instead of 30 months interest waiver (for the purchase), they would give only 29 o 28 as this package should have been availed during the month of April'12 itself. Hi All, i'm also one among the member of embassy residence - Phase I. Have book my apartment in Daisy block. Heard that they are only providing the lofts in guest bedroom & kitchen. Normally other builders will provide this kind of provision as per the customer need. But they are very strict saying that will not provide other than from this rooms. Also i thought of upgrade to modular kitchen. But they are saying that once they handover the key then only i could do those work. But my worry is, if i do after that it might get damage of paints,stains on the floor, etc., so i'm bit worrying how to do this while they are in construction mode itself. Also i ask them if i could do the pooja ( ganapathy Omam) where every one will do that, before the final coating in order to avoid marks on the wall, for that also they are not ready. Finally after they handover the key, then whatever v wish could do that which may cause damage to the wall as well as to the floors. Please some one help me how v could go further on this concerns.

I too have heard about of what you are saying. They are providing only two lofts and I thought they will provide if we request for loft in second bedroom as well. I have booked in Phase 1 .Embassy is very rigid on customization.Even we asked for L shaped granite Kitchen slab because the slab provided in the kitchen is not enough for cooking and they refused it.I feel the customer service is very very poor.
They are asking to fo the modification after hand over which is ridiculous.Their behavior is such that they are offering the house for free.
Even they are not committing on completion date of the apartment.In agreement also it is not specified.

Dissatisfied.

Raman - whatever u told n this forum is 100% correct. Even we ask to some alteration which embassy refused to do that. This week end i went to Chennai Trade center for Kitchen decor was happened. For modular kitchen, before pasting the tiles & paint they have to do modular kitchen work. i asked them whether it's possible to do modular kitchen work after completing the entire process, they said if we do in that way, surely there will some damage like scratches on the wall and tiles may also get damage. And the granite in the kitchen is also waste. Because based on the kitchen room size & the design of the modular kitchen, the granite needs to get alter again. This is one among the samples. So i think if we all in the group could go & talk to them, they must be consider all our requirements. Because as u said it's our money and in each & every money is our effort & hardwork are their. We are not asking the entire things to construct on our own ideas. Only few things which are necessary and gng to use our lifelong in that home.

The same things have told to me when we asked for little modifications. They are so adament not considering our requirement at all. We are not asking more modification. Infact they have additional package where they will provide additional electrical even in that too they are so rigid. Sometimes I feel like I have made a wrong decision by opting Embassy Residency.

When we asked interior people they are taken to the surprise that the builder will handover the key and then only the work on interior can be started. Infact, none of us would have seen the apartment which we have booked. They always say that due to security aspects we are not allowing anybody inside. I was told that they will allow us after a month's time. Probably in the month of June they will allow us to see. Fingers crossed.

If somebody ask me whether to buy flat in Embassy Residency I will inform them to not to buy it as because they are not at all customer friendly. They are so rigid. The entire marketing team is rigid.

They have to consider all the aspects and we are not asking something to demollish and construct. We are asking little modification. I doubt how they are successful in Bangalore. I would encourage everybody to ask on modification and interior.

Please keep everybody updated on happenings in Embassy.

Shareinfoall - Yes you are correct. But still only u & me discussing about this and none coming forward to discuss. So i doubt whether this things happen to only for us & not to any other customers who booked in embassy. Because i don't see any comments from others. Unity is diversity - So once every come forward in this regard then only we could do some changes. Because as to the proverb " small rock makes a mighty ocean" if we all joined together, embassy must come consider our request and they must come forward to consider our request. Hope they will come forward.... Lets hope for the best.

@ramanijenmam - What you have said is right, we have to unite. But in terms of customization it is a lie they have told. So many people are asking when we went.

In any flats builder will allow customisation, here they are giving some explaination for not doing the customisation. But with additional money they will do customization on wiring (extra switches) how this will be possible. First plan is for those who have booked in phase 1 should ask Embassy as to when they can show us our flat. Including me I hope none of you have seen the flat. When we explain to someone they are taken to surprise.

All - Embassy told me that by Nov'12 (Including the grace period) will hand over the project. But Just 6 months to go but still Embassy not even shows us the site. So who ever booked in Phase - I will ask them to show the site and we all fix up that day and let us intimate to them.For all us, to stop their construction for a day will not get affect anything. And embassy must do this for their Customer Satisfaction. Because no one will book an apartment by just seeing the layout maps and some video clippings. But we have done it and it's good that if you arrange for this. Also embassy must come forward to do small changes in terms of interior decoration. Always don't think in your business aspects, you must also think in our part also. So we all expecting embassy at the earliest for site visit at the most earliest. All Phase-I Customers, Please come forward and tell your view and date for the site visit. My opinion is Saturday or Sunday will be the best day to see it so that all could come leisurely with their family.

Pls count me in for your protest. I have one in Phase 1. These guys are really rude. None of us have met the builders. these are are just the marketeers and they really dont know how to talk and they think they have 2 horns. Their responses are too pathetic. I believe after the sale is made we should talking to the builders(Billiboria) or Embassy themselves and not JLL. After investing so much of money with these guys I really hesitate to talk to these guys since I'm sure i will not get a proper response from these guys. I went for this after seeing the model flats. I noticed the service from JLL was miserable that time I thought I was going to deal with the builders after the agreement and signed it. Definitely we need to look at the construction in the next couple of months. We should not be waiting till they hand over. There is no point going for a visit now as there isn't anything other than the skeleton till 7th flr. We can not make out anything. We should wait till they start the plastering. Understand that customization to a larger extent would delay the project. However, petty things like having an extra loft or extending the Granite slab in the kitchen should not be an issue. Also the electrical package for extra points/switches they offer is way too high. We should approach the builder than JLL to voice our concerns. How do we reach out ot the builders? Any thoughts?

Embassy Builder office is situated above T.Nagar Globus. Mr Vasudevan from Embassy is easy reachable You can get his number from JLL guys. Wht ever JLL guys says better cross check with Vasudevan, bcoz in my case wht ever JLL guys had said its not true. So if you have any clarification go to Vasudevan not to JLL.

Hi Friends,
I am going to book a 1.5bhk with Embassy Residency. JLL is saying that i will get the papers for legal verification once I pay the initial booking amount. Have you people done legal verification of the papers by consulting a lawyer? If so, pls let me know the contact details of the lawyer.

Information/Answers that I got from JLL for my queries:
1. Atmospheric water is obtained by condensing the moisture from the Air. It is available only for Phase I.
For Phase II, metro water will be available by End of 2013 it seems.
2. Two wheeler parking is open to all (I mean there is no reservation per flat.) Anybody can park their two wheeler in any slot.
3. For the FERN block which is open for booking now has only round-about access road currently from the main entrance. Not sure about any shorter drive-way to this block.
4. Loft will be provided in kitchen as well as bed-room. No loft in study room.

Please let me know whether you all heard the same info or something different then this.

@titothomas2009. When did you get the information? I also got the update on 'Viewing point' before 3 months. But not sure when will they exact show it.

Everytime we go to Embassy in perumbakkam, the camera will not work.
When we tell to interior that we haven't seen our flat and they will hand it over after all work has been completed.They are taken to the surprise that the builder is not showing the flats. Not sure, what will happen in the month of August. The way it is going, I am pretty confident that Embassy cannot deliver in the month of August 2012.

Anyone signed the agreement for phase-2? I'm reviewing the agreement for construction - one of the section mentions "The date stipulated for delivery of the apartment is subject to variation on account of acts of god or GO / Restriction / delay, controls and other reasons which are beyond the control of the developer. The purchaser shall not claim any damages against the developer under any circumstances on the ground mentioned herein".

Is it agreeable? Any one signed with those terms mentioned in the agreement?

I fully agree with the suggestions made by pathf80. Further we have to get Solar power plant. Even if the builder disagrees to do at free of cost we may shell out some money we can spare.Once if the project is completed it is difficult to unite the residents.

United we rise divided we fall. Why should suresh meet individually. When we pay a huge amount is it not their duty to meet the customers to resolve the customers problems and that too by the Managing Director. Even when we buy a small thing we see so many aspects and the top persons convince us. First the JLL people to be avoided..

Now so many builders have come up.So many townships have come up.The real estate business have come down. So this is the right time to form a Embassy Phase I residents association and let us form the association. We have to meet the Managing Director. It is supposed to have been handed over in August 2012. I am surprised to hear the same will be done in Nov 2012. Further the registration is yet to be done. We are not bothered about the GO Restriction. It is his duty to get it registered. We should not hesitate to go to consumer court and also to go for fasting in front of their T.Nagar office. Now a days even the Government/Banks officers are prepared to meet their customers on Saturdays and Sundays.Is the Embassy staff higher than that of Government and Bank officers. Otherwise let him return the money with uptodate interest + demurages in case if Embassy is not willing to meet us on weekend and that too in group. Why should he be afraid to meet us in group when he is genuine???

Why is UDS (23%) low compared with other high rise builders? (Same amenities equal to this)
Any reasons for the low UDS?

Has anyone got the loan other than SBT, LIC and Axis bank. Is any other banks approved the project?
Has anyone got loan from SBI? Which bank is giving lower interest rate?
When will they allow the allotees to see the progress of the apartment? Looks like they are not allowing to see the construction..

I recently visited Embassy for booking a 3 BHK flat in phase 2. They informed me that they have not dug up any bore wells for water since it is not portable. However they are planning to buy a 1/4 acre of land which is 2.5 kms away from Embassy and dig a huge well which will be used to supply water through pipes laid beneath the roads. I am not sure whether this is feasible because it involves various variants like preventing pipes from getting damaged, etc. I find no one has discussed about this in the entire forum. Is everyone aware of this?

I am from Hyderabad and was planning to book a 3BHK in Phase-2 but I am concerned that there are no pictures of actual site progress and neither are the sales folks saying we will take you to the site. only cameras. I wanted to come down to Chennai but thought it best to check with you all on whether it makes sense to invest in Phase-2. Phase-1 looks all sold out ( at least as per the sales folks)?

heard from the team that, even for phase 1 the borewell is in a different land they bought especially for water and pumping to phase1.

Hi Guys,

I recently got a note stating about to deal with water issue. Amount of 15,000 will be taken from CORPUS FUND to purchase the land. around 150 customers has been agreed and Embassy has already in the process of purchase the land . This is what has been told by RGE construction.

I have also raised, from whom land has been purchased and they said it is too early to disclose it.

I am not sure how many of them has been agreed and how many of them not agreed.

To me personally I would not entertain for this.

Guys any thoughts on this...

Hi all, i just discovered this thread after having argued with almost everyone in the corporate office in embassy to visit the site. I completely agree with pathf80 and shareinfoall. Why dont all of us meet on a sat in their office and raise our concern. As some of you mentioned all of them are rigid. Vasudevan explain in soft tone but none of them happens. The marketing guy in the site yday mentioned that they will allow us to see mid oct after all tiles, wiring and painting is done. Dont know how that will help and we would have already paid more than 95% by then. Grateful if we can all unite - Please reply if 18 august 11.00 am would work ?

Hi All,

Sorry Could not make it up on that day as promised @11 AM . I went @ 3 PM.
I was disappointed as could not see the progress neither directly
( as usual they did not allow to enter the construction area ) nor through camera as the camera was not working.

I was requesting the JLL guys to come up with confirmed dates of thr 1st inspection as i have to plan for grahapravesam ( House warming) in the 1st week of december .
But they could not come out with a specidfied date .I was trying to make him understand that after 85% of the consturction we need to perfomr the pooja.
They are not ready to commit any dates or i am not sure whether they have the info ? I think we need to really pan it up.

It is our hard earned money we are investing in our house, It gives happiness when we see house and contsruction phase.
I am sure all of you will agree to this. This is the first time I am hearing that owners are not allowed to visit their flats during construction.

If safety is the real issue arrange a security guard and accompany him. Stop the constrction activity for one hour.

As said by KarthikBhavi i dont want the house to be painted before the grahapravesam.Lets meet and talk about this.

When we met Mr Suresh at the time of booking, He told us he would be giving names of three differeent interior decorators.As most of us are outside chennai,it will be good on the part of the embassy to do the interior as per the budget of the each individual(As per the same way they did for extra electrical points).Now we are not able to meet any one of the embassy people. JLL people are giving absurd answers.Mr Karthik of JLL told us that the website has been updated with lated construction pictures on 23rd August 2012,Whereas we can find only the update pictures as on july 12th. JLL people is not trust worthy at all.Atleast they should allow us to meet the embassy people.As i would like to know the budget for interiors; I shall be thankful to any one of you who provide me the approximate expenses to be incurred for the interior decorations as has been done in model house.

If there is no proper water planning am thinking of withdrawing my booking. Your suggestions/comments will be highly regarded.

I got a mail from embassy group saying there will be a site visit on november last week. But till now no updates from them.
So I called them and came to know that it will be december 2nd week.
Actually this visit is planned to show us our house after electrical and tiles completion. And also once the lift it installed. If these guys keep postponing this visit, then I think the posession is going to delay by another 2-3 months minimum.

I recently booked a 3BR+Study in Phase II at Embassy Residency to be handed over tentatively by May 2015 (including anticipated delays). My booking was based on confirmation that NPS will start on Vijayadasami day of 2013 (October) for LKG, UKG and 1st standard. I am trying to move in in the meantime to one of the Phase -I apartments on rental by September 2013. Based on my discussions with the JLL guys, inspections for Phase-I starts on February 14th and the keys will be handed over in March. I am assuming most of Phase-I buyers will have to do the interiors (kitchen/bedroom cabinets). Assuming that will take a couple of months, I am wondering if anyone is planning to let out a 2 or a 3 bedroom apartment from Aug/Sept 2013 time frame. I am interested assuming I can get my son admitted in LKG at NPS by May/June 2013. I had visited my flat last week only. It seems the flooring tiles are not properly layied. One major issue I have noticed there is so much gap given between the tiles. the joint line is looks so thick(little bit bigger than normal) and clearly seen as horizontal and vertical lines in all places(living and dining, two bedrooms). I feel if there is a gap, there is possibility of dirt easily get trapped into the joints also it is not easy to clean though we do a mop daily.

Many of us personally met the builder after the inspection and talked about this issue, but am not sure whether they are in the plan of breaking the tiles and relay it again with joint free(reduce the gap) in all houses in ORCHID block. I think this is one of the serious issue that I had noticed, which was not at all informed to us before they started laying tiles like this is how they are going to laying. I feel we are not getting our flat as money worth that we paid.

I feel whoever visited the flat for inspection, we all have to unite and strictly tell to the builder to re grout the tiles again in all units . otherwise the same tiles issue will be seen for other block as well(Tulip, daffodil, etc). They won’t take this is as serious concern unless we all go together and talk to them.

Grateful if we can all unite - Please reply if 30th march 11.00 am would work ? Hope everyone agrees! please post your confirmations.

Hi Guy's visited the site and my Flat in Orchid Block. The tile joints are laid with spacers of 2mm which is a standard. People who are looking forward to buy flat in Embassy residency should have to think twice.The quality of the apartments which they have constructed on Phase 1 is worser than Tamil Nadu housing board apartment.The agreement that you are signing with them is completely one sided favoring builder alone and at the time of handover they will use it against customer.They will levy hefty penalty for the delay in payments from customer side even though they send the demand notice or not and they will quote the dates in agreement to calculate the penalty irrespective of the mile stone completed. Moreover they will not pay rental compensation even there is one day delay in our payment. They will forge the account statement such that there is atleast one day delay.

PS: I am not any Builder/Competitor of embassy and i am the cheated customer of embassy.Just posting to aware the consumers who are going to enter into agreement with Embassy Builders.

I don't agree with Teller2014, I think you are not a owner of any flat, If you are an owner you wouldn't write like that, I have visited my flat and gave the snag list a month ago, so far out of 24 Snags only 2 are rectified. very poor response from Embassy, Everything is outsourced in embassy, It is very had to find even a single embassy on-role employee at site. Few items are very poor quality. all the walls are not build by clay brick.

Thanks Mr.Jayaprakash. I haven't settled my contract yet. Have they paid any amount for the delay from their side. I hope these mails will create awarness among the flat owners. I think the builders wait for the neck of the moment to catch the prey from us. Their communication is very poor and less user friendly.

Hi All, I strongly suggest the new buyers to go through the contract point by point and they are not delivering like the quality model flat, when i ask them they said "we will give like this only, if you want you can take possession else will cancel the agreement and repay your money", I never seen such builder in my life, eg: I asked them to replace the broken window, for that they said it "in broken condition also the window is working so we can't replace it".
Over All: Embassy is delivering the flats in very poor quality.

While they sale the flat they said all amenities are available in project, In Phase-1 they provided only 3 (Swim pool, Gym and a super market) of it, Super market size is not more that 200 Sq. ft I think and you can't get many item as much you can get it on a street provisional store.

Hi everyone i am planning book an apartment in phase-2 and I have been referred by my uncle who lives in phase-1. The project overall looks good and am much satisfied with new scheme they have.
My concern was the delay in phase-1 but am convinced with the final product delivered to my uncle and with the new scheme any delay will also not affect me. Planning to book this weekend.

Hi srinisoma, even i am planning to book on this friday. this scheme looked attractive to me and they showed a calculation of around 10lakhs savings which we pay to the bank before delivery. in the cost sheet they have mentioned 2 rs will be monthly maintenance and my uncle has also paid the same who is in phase 1. water is good and i tasted it when i went to his house. even i tried for negotiation and they are not doing it.

We have booked a 3bhk+study in Marigold. Visited the place this weekend. There is definitely going to be a delay in the project. Maybe August 2015. Almost 8 floors completed in Marigold. I have always found the contact person honest and approachable in answering any questions about the project. We would rather know whats going on than get surprised later. Many Issues faced in Phase 1 will be rectified in Phase 2. Water pipeline has been established from the adjacent land and it tastes good. NPS is open from July 2014. Overall satisfied.

Hi All, I am Srikant, we have booked 3BHK flat in Embassy in the 80:20 scheme last week. still we have confusion whether we have done good decision or not. because to seeing the Phase I construction.
To paying hardearn money to House, if we will get this kind of House (like Phase I) then It will very embarrassing and will feel very guilty in life. always it comes in our mind that whatever money we will pay for this House .....is it worth ? the house cost is crossing 83 lakhs......

If they will give good construction and amenities probably it will worth and will have some level of satisfaction.

It would be only possible if we all join together and raise voice against Builder for good quality construction/infrastructure.

I have also booked one in phase few months back... i found phase 1 construction to be very average compared to few other projects in the same stretch. When going thru the construction agreement there is a clause where it is mentioned, "Purchaser in any manner shall not enclose the Balconies with glass or grill"
I am seriously concerned about the safety. Anybody else thought about it?

Hi Srikanth

I booked the Flat in August 2013 under 20:80 scheme. At that time the scheme was that I will pay 20% upfront and bank would give the loan of 80%. The builder would pay the pre emi but only till August 2014. After that I would have to pay the EMI from Sept 2013. At that time the finishing date was Feb 2015. But as thay have extended the completion date, they have extended the payment of the pre emi as well. They said they will pay the pre emi till March 2015, after that i will have to pay the EMI. They said they would pay the compensation from April 2015 which is 5 rs per sq feet.

Did you have a talk with embassy regarding this?

My scheme is different then yours because I booked the flat on Mar 2014, so till plastering to the building we need not to pay anything to builder, after completion plastering we will give rest 80% to the builder and EMI will start.

Time of booking they told next year Aug 2015 they will hand over the Flat. After completion of plastering they will take 3 to 4 months time to handover to the flat and EMI will start immediately after plastering. it means before handover the flat.

Can someone clarify is the completion of Marigold May 2016 or Fern Block?
I think as per new 80:20 scheme the 80% of amount to be paid when exterior is completed, but we don't have any written evidence what exterior completion means.
Srikanth, marketing guys told me that exterior completion means plastering and maximum period gap between exterior completion and handover will be 3 months, but by any chance did you receive any agreement stating that...thanks.

One of my friend got an email stating the agreement has been cancelled. He has booked in Oct 2012 and has paid more than 50 % of the cost. He has been provided with reasons but those reasons were countered with justification / evidences. So the only response now he has in front is "head office decision". This is quiet strange and they should know the kind of effort he has put in finalizing the flat and arranging the funds. Just a a mail with no earlier warning has put him in distress. Have any of you have encountered such similar situations.

Hi,
It seems that there are two different types of 20:80 schemes.
1) pay 20% down payment and 80% loan from bank with interest paid by builder till Aug 2014 and now extended up to Feb or March 2015 - but the completion date extended from the end of Feb 2015 to the end of March 2016 -- 13 months gap b/w pre-EMI and possession as against the original 6 months gap. Does this seem logical ? Compare with the buyers who pay in stages and by Feb 2015 they would have paid only 62,5% cost (8 floors of structure completed)and their price for Rs/sq.ft was also some what less with incentives for prompt payment etc.
2) pay 20% down payment and 80% after plastering which means 3 months before possession, and note that in those flats the construction activity is faster for obvious reasons and the structure is almost complete (14 to 19 floors) as of now - probably with funds diverted from scheme 1). Why this anomaly ?
A compensation of Rs 5/sq.ft is not comparable to the rent one has to pay for a 3-bed room house which is Rs 18000+ maintenance charges here in Embassy Residency. So an amount of Rs 12 to 15/ sq.ft as compensation is called for.
Can somebody compare these schemes in some detail (quantitatively) so that the matter can be taken up with the builders or worst case go for legal remedy.

Embassy is good in terms of space and amenities and common space, but the prime factor of living in a good apartment is missing. snags and frequent fixtures will lead you to think on the decision of buying in embassy with rude embassy management /marketing team who only want to sell and end up in total mis communication . we will also end up spending more time and money to fix all the issues and loose peace of mind.. forced to write this when embassy is following up on a mail, but not on multiple issues reported by many buyers in this project.

The School and the adjoining hospitals are the good factor to consider. I considered project for the school.

The apartments lacks in basic features, like proper provision for air-con outer units, electric lines goes under the floor tiles, first time I have come across such an architecture, will you break the tiles to get some alterations on worst case?. The provisions for AC fixtures are not part of the package, you have to pay extra from them, which is the most ridiculous thing I have ever come across.

I bought with some discounts and my net price was like 4200/- PSFT + regular extras.
Moving closer to OMR, the price goes up by 1000/- PSFT (5200/- Lancor/Bashyam) and going little deeper into perumbakkam (~2 KM) the price is 1000/- less, PSFT (3200/- Radiance Mercury). This is somewhere in between.

JLL is the sales & marketing for this project, their interest is till the first two checks from you. I found more people for sales and only one for after-sales support for 1500 apartments - phase II, very poorly staffed, probably. I am having a very unpleasant experience with their after sales. I could see earlier posts from others reflecting the same.

Water is indeed a problem, like any projects in OMR. This is no different, but I am not fully aware of the current situation, this is just a hear-say.

When did you book the flat ? we have also booked in Phase-ii however price is same as before. have you see the construction of Phase-ii, the safety fire pipe is showing outside which it is looking so bed. If builder is giving safety feature then cover it properly and give to the customer. without cover it is looking like Garage. Really I am so frustrate to seeing the construction.

I have booked my apartment in phase 2 almost 2 years now.Am very disappointed with the progress .I have already started paying the EMI which is of no use as the house is tll not ready for occupation. Am currently renting a place for 17k pm and on top of that am paying almost 50k for loan. 17k is extra burden on me and my family. Now the rains will definitely be another reason to extend for i dont know how many months. Its a rip off. Devastated and stressed on the financial crunch.

I booked the flat in 2014 June in Embassy Residency Phase 2 but now due to financial crisis I am selling this flat. now the phase II almost finish means 90% construction has done and my flat will handover with in 3 months time. I got the final demand letter from builder also and Good thing is the flat is not yet Register in my name,whoever interested I will nominate their name to Builder so that the flat will be in their name with out any extra charge, Buyer will be benefit for OLD sqft price. if interested please give a call -9840318538 / 7092030899. The Flat no is - E023, Lavender Block-E, if you want,you can verify, any doubt and any concern pls give a call any time.

Buyer will get those benefit which I mentioned below.

1. Buyer will get Old sqft price rate
2. Buyer will get the House with in 3 months time
3. Buyer will free from monetary part. means not paying EMI to bank
4. Buyer will get 2nd floor apartment out 20th floor, which is very good, Chennai people they do not prefer higher floor.
5. And the house is VASTU compliance.
If anybody is positive to buy house this is good deal he will get.

Hi, Just FYI, now Embassy has told hand over is on or before June 2017 for Fern block. I had booked 2 apartments in 2012, all Phase 2 owners should group and ask for delay compensation Rs.15 per sq. ft. as major delay is due to poor labor and material planning by Embassy, even though flood and rain was there 2.5 years delay is not acceptable reason for natural calamity. Also I could see there is no Loft in the path way for Fern block and no Grill gates as mentioned in the site. they sent email they are providing 2 lacs worth of upgrade as well which from Embassy side related to materials, such as tiles and windows, corridor, we need to ask for proof for that,

Hi All, Husband and I bought an apartment in Fern block in 2013 after several months of hassling the property was handed over last month (June 2017).

When I walked in to the apartment for handover, pretty much what ever identified in the initial inspection wasnt completed. Site supervisor took one of the keys and promised to complete all the outstanding issues within 2 days but no action.

Same drama continued for a while. My husband contacted the sub-contractor to get most of the issues fixed. I am writing this post to give an heads up to everyone who is taking possession of the property not to sign and accept the property until everything is completed as you may end up in the same situation like us.

If there is an any feedback centre please direct me to it, I would like to provide a feedback.

I have bought a flat in Lavendar F154 block with full payment done on december 2016. The grace period ends this month. The builder is showing no intention to complete or handover. Niranjan from the TNagar office has been lying for the past 4 months that handover will happen by next week. My contact number is 9786157419. If any other people are sufferring from the same problem, please contact me, so that we can group together and put pressure on the builder or get legal help as and when required.

Hi,

Did any one from fern block got the rental compensation. I was told 60 families are given the compensation. I don't believe that. Also they keep telling my compensation is under processing and I will get it next week. This is happening for 2 months now. Did any one get the rental compensation?
