|As per a Business Standard article [business-standard.com], Vijay Shanthi is said to have obtained today DTCP approval for its Lotus Pond project. The status of the project is also mentioned in its communication to BSE..
City-headquartered Vijay Shanthi Builders today said they have obtained the planning approval for its Rs 300 crore Lotus Pond project from the Directorate of Town and Country Planning, Chennai.

|"The latest rate is Rs.2800 p.sqft and constructions have started and Earth level is completed.", informs shiva_kart.
He has also provided a chart of all prices, which shows the lowest price for a 363 sqft apartment at Rs.10,16,400/-** and the highest for a 1157 sqft apartment at Rs.32,39,600/-**
Rs.2800 is a 12% increase from Rs.2500 - the initial prices in April.
Such price rises by builders are means by which the builders indicate the rate of appreciation in properties in that locality, satisfying those who have already booked and urging those who are not yet decided to commit on the project soon, and that the rates may increase again.

|Its been 2 years we booked the flat, but the possession is still a distant reality, they are saying, 2012 May ending.I feel helpless trying to wriggle an early date of possession from the builders, whose customer care unit is so effective in masking facts from customer and just manage them to their advantage.
Mr MD/CEO of vijayshanthi builders, if you are reading this, i found that the customer engagement has been pathetic and also the quality of building, like staircase width and ability to provide the loft in the room has been laughing stock. THe space in staircase is just not good enough to move the furnitures while shifting, and are not ventilated , there was a loft that was being provided in master bedroom, but then the opening as so small for any level of practicality, it was closed. THe window grills have been placed in such a way that the buffer area in window is almost left outside the grill making it useless.

|Hi Vivek same as you. I had booked the flat 2 years before and really fed up with the progress and possession of flat. I am sure seeing the current status of the project it will take another one year to complete. Lots of issues with the planning, Labour problems. I visited the site last week its pathetic, labour do stay in the apartment and do cooking as well. I don't know whether the management knows about this. I feel such a big reputed builder doesn't even look in too basic things.
:( Really disappointed.....

|Booked it before 1 and half year and the wait still continues. Visited the site today and i am sure it will take another 6 months, But when I call these people , they say that we can occupy on Aug 1st. I asked the status of my flat, they say everything is complete except some minor works. Actual case is there is no work done, as of today. I said them that i visited that flat today, they are trying to manage what they said. Poor Management. I made a wrong choice. My advice is, if you are planning to buy. there are better options than this.|

|me and my friend Murugan booked flats in lotus pond with great expectation that it would completed by Jan 2012, and I can take possession as my office is in SIPCOT. but unfortunately, I have paying EMI as well as I am paying rent for staying near SIPCOT, because Vijayshanti has failed to meet the commitments. I share the same sentiments a Ram kumar, Babu and Vivek. I booked in March 2010 and I have paid up nearly 3.5lakhs as interest to the bank. It is frustating. If you reading post then, you have other options near Kelambakkam bustop or even earlier. Also Vijayshanti has not hightened the ground level before building this project, so the car park is lower than the main road level, so during rainy season it would be a pond.|

I would suggest/request everyone to visit the Lotus Pond site one day and then plan for further move on this regards.I agree that customer relationship is very week and un-acceptable and try to manage things with the Front Desk people who are poor enough to handle customer queries..

|Vijay shanthis is very slow in construction:
1) The lift is not yet ready. The work is still going on. How many days it will take if less man power will be utilised to finish the work. The work is in progress since last 3 months.
2) The doors are always kept open without care. It is always hitting the wall because the wind is blowing. The doors are getting damaged because of it. The same is for the balcony glass door.
3) The flooring is not yet finished, when will it be finished ?
4) 80 percent of the work is done, only 20 percent remaining, still they are taking time...
Why only 30 workers are working for the whole project?? why not more??
5) What about the other ammunities like swimming pool, gym etc?? I can see no work is going for it. When it will be ready??
6) The outside is still dirty, when will it be cleaned and the construction will finish??
7) The switch boards are not fixed properly, they are loose.
Vijay shanthi Buildiers, such a reputed buildiers, is not expected to do provide this kind of service.

|Guys they are not at all finishing the construction on time and with quality. How can we expect a life time maintenance from them by paying 15 percent of the total amount. They will take the amount and play with us again. There are so many maintenance companies outside with less cost and good maintenance. So it is waste to pay Vijay Shanthi 15% for life time maintenance.|

|Vijay shanthi is saying Lotus Pond is their dream project, but it is not. They are just cheating us. One more cheating is life time maintenance by paying 15 percent of the amount. Never pay them. They are sending all the workers to their other projects, and making lotus pond work delayed. I am visiting the site every week, but there is no progress on the construction. We need to come in group to their office and need to say to them.
If not they will delay for another year.

|Hello All, We also bought two flats from Lotus pond. I have experience from other builders as well. This is one of the pathetic experience. Totally they are not with their promises. total fake. I could not find a responsible person to speak with. You can assume their quality and professionalism. i expect if they complete, they may handover by end of 2013. God has to help us.

Now the management of vijayshanthi builders starts threatening the flat owners as they are going to maintain the complex only for the first year and they will return the cost collected for the second year maintanence as the cost is increasing day by day. But the date of starting first year is not mentioned since they handover each and every flat as per the pressure given by the purchaser. The question of maintenance starts from the date of handing over possesion of all flats. Is it not?. out of the common amenities promised by the builder none is ready. Now I heard that the sales executive who are working in lotus pond project are leaving this project and getting another appointment in some where else. I dont konw how far it is true? If situation is going on like this all the purchasers will have to meet a heavy loss and i request that a date may be fixed to meet all the flat owners in the lotus pond itself and take a good decision and meet the management or taking a legal action.

i was planning to buy a 2BHK from Vijay Shanthi Lotus Ponds because it as within my budget even though i am compromising on the location of the project . However after reading your reviews it looks like the experience is not positive for many customers. Today i enquired about the rates of the project details of which i am posting below FYR
Cost/sq ft - 3200 INR
Possession - March 2013
Availability - 2 BHK & 3 BHK's
All inclusive cost for 2 bHK(@ 800 sqft) -> 31-33lakhs
Kindly let me know if you still advise for/not for going for this project based on your latest experience.

They are ignoring calls from my number and I am obviously very worried. Don't know if they are pulling a scam. Has others who have commented above gotten their flats? |I am having a flat in tower 7, Floor 6 F -flat. and I took the possession during last week. I understand that about 550 families are living the site in phase 1 and phase 2. I also noticed most of the flats occupied was in 1Bhk and in 2 Bhk only (ie) backside. Still work is in progress in Lotus pond ,swimming pool, community hall etc. I think it may take another one year to complete all.
Regarding the monthly maintainer charges no body knows about the clear picture from which date they will charge.
Tose who want to buy for let it out they can't expect more rent immediately. At least single and double BHK may fetch rent from students of nearby college

|Recently I got a mail from Vijay Shanthi Builders that the maintenance will start only from the date of official handing over of the project, after completion of common amenities. Till now, the cost of maintenance is borne by the builder only.
There is delay in completion of the project but I feel the builder is reasonable and will not abandon midway. I bought 2 apartments in that. I do not have regrets with the builders. I regret only the location. But of course, I would have paid more for a location before the Kelambakkam Junction, near Chettinad.

|i have taken an apt in lotus pond &the experience is pathetic. They had handed over the falt 6 months back. name board is not yet fixed instead they had fixed some other name board. Every time lower rung employees meets us & no reponse. does any one have their director/MD email id/ph number|
