|Before booking please visit their other projects to know the real reputation of the builder.
Especially S&P lakeview apartments at Medavakkam, They have shown this project as completed
project in their website where as the it is an unfinished project. Intially they published it as a gated community where as it is not so.
they have not even provided entrance gate and children park which is mention in the site as completed one with above facility.At the time of booking their marketing persons will make so many promises which will not come into effect at the time of hand over. when it will be too late for the people who have already booked.
so visit their Medavakkam project and speak to the residents to know the exact picture.
other members will also write in the forum.

|PLEASE BE CAREFUL WITH THIS BUILDER (S&P Fundations). S&P Fundations is one of the WROST builder available in REAL ESTATE MARKET. They are litteraly buffing the Customer; there are many recent example in their recent project located in MEDDAVAKKAM project name called S & P LAKEVIEW. When the project started they told it is GATED COMMUNITY Project with Many Amenities but the end of this project nothing was there. It is not GATEd COMMUNITY even they are not ready to put Grill gate at front and Rear side of Commpound wall and there is not Amenities given as per the sales deed and no light for common area road, Forcing customer to pay extra money in the name of TAX but not willing to give the proper receipt and Construction quality is VERY VERY POOR. My humble request not to go with any project promoted by S and P Fundations (S&P Fundations).

|We had bought a unit in their S&P Lakeview appartments, Medavakkam aftr seeing their web site which claimed( now they have changed thier web site pictures) it to be a gated community. At the time of booking they will give so many sweet promises. Once you have booked they will not even care you nor respond to you. In their recent web site this project is shown as completed project. Any one who buys their prperty can come and see how far it is true. The road is not completed, STP ( sewerage treatment plant) is not in operation, the club house though we had paid is not completed, there is no space for letting out the swerage water, No childerns play area as promised, no garden. The colony is a Corporation building . oth the ends are open. Once you book you are like slaves to them . Now they are telling that their marketing people might have told so many promises, the management is not bound by this. In the agreement we have not put any thing so we canot do. This is the attitde of such young builder. We are all cheated and are in a fix. So I beg the people not to fall in a trap. There are so many good and reputed builders are there. |the problems discussed above are present across all builders.
tell me one builder who give what he promises. almost none i believe.
take the TVH project at purasawalkam for example. all promises were made and nothing was done. that doesnot mean that TVH is crap.
The location of this project is a definite advantage considering its low price.
I have booked a 2BHK flat recently and i am happy with the price considering its close proximity to anna nagar where the price is more than thrice the price at ayanambakkam.
Any doubts/clarifications are always welcome.

|I also bought a flat in S & P lakeview apartment last year. I am also facing the similar issues as kumar. The builder wants money and he will not do anything he promised.
See below the facilities they promised to build while booking and current status,
Promise 1: This apartment is closed community and the roads inside are private.
Actual: After one year we came to know the roads inside are gifted to panchayat. Now all public people have access to this road and totally we don't have any security.
Promise 2: We will put a gate in front and back sides
Actual: Because the roads are gifted to panchayat we don't have rights to put the gate. The compound is always open and securities also not able to control public.
Promise 3: Children play area will be provided.
Actual: We thought that children play area will be in open place like done in other apartments. But they are putting this children play area in second floor of club house. Also no approval for children play area and because of this is in second floor no safety for children.
Promise 4: Club house will be provided with gym
Actual: For club house no approval. And recently we came to know that this club house and children play area also will be gifted to panchayat and anyone from outside can use this. But they collected 50000 from each flat owner for thsi club house.
Promise 5: Common STP (Sewage Treatment Plan) will be provided.
Actual: They installed STP. But for that also no approval and any one can connect with this STP. Already one builder nearby our S & P planned to connect to this STP for his apartment. Also this STP not operated for more than one year and we are living in unhealthy environment.
Promise 6: Entrance gate will be provided for each block.
Actual: Upto this time no entrance gate provided for blocks. Already for compound wall also no gate. Here for blocks also no gate. Due to this totally no security. Dogs also coming inside the apartment because of no gate. Snakes also coming inside.
Promise 7: Roads should be completed within one year.
Actual: Still the roads are not completed and if any vehicle going on the road full dust coming inside the house.
Promise 8: Avenue trees will be provided on road side.
Actual: There is no space for avenue trees because they converted all open places flats and sold.
Other Issues: As per the approval plan separate septic tank should be provided for each block. But they not provided separate septic tank and instead they given unapproved STP. Now panchayat is objecting and they are asking money everytime they visit.
They mentioned in their website that the S & P lakeview apartment is completed. But they completed only 50%. You can refer their web site and also come and check in the S & P Lakeview apartment.
Currently they started new project in Mogappair (Ayanambakkam). In their web site they mentioned lot of things. Please don't trust them. If you still have doubt, you can visit to our S & P Lakeview Apartment located at Vadakkupattu Main Road, Medavakkam and you can enquire any flat owner their.
Other than common facilities, there are lot of pending work in each flat. They promised to put Teak Wood main door for the flats. But they put only door with worst wood and anyone can break it very easily. Also lot problems like water leakage in tank, water leakage in pipelines, lights not working, etc.
So be alert and think twice before booking flat in S & P.

|Hi, after reading all the posts given by all, i can infer one thing is that most of you are not happy with S & P just because of their Medavakkam project, Lakeview. Well, i have seen many builders all over Chennai, Bangalore etc. One thing is very common in realestate industry, that almost all projects overshoots handover time and amenities promised are not kept.
Get me one builder who is 100% efficient in these items. I guess not even one you can manage. But S & P has done a commendable and appreciable job by doing Residency and Garden project and taking their Ayanambakkam project in consideration, it will be a gem. Be the price (20% lower than prevailing rates), designs, space utilization etc. it looks awesome and promising. Its a substantial improvement.
So, stop judging the builder with just one project deficiency....look around the ones they have done and the one they are doing now. Your comments may be true but, things do change and turn around.
Human beings are not 100% efficient, you agree??? Same applies with builders too. Ask any builders to ascertain this point. I say all this because i am the proud owner of a house in Gardens as well as in Living spaces project too.

It seems that they are building a 200 bed Apollo hospital at Ayanambakkam close to the Apollo Nursing College which is at walking distance from S&P Living Spaces.
I also heard that Prathap Reddy (Apollo Chairman) is a very influential person and will get all the road facilities to every hospital he builds. This will mean that road facilities will improve and more importantly good rental value and capital appreciation as a 200 bed hospital will have lots of doctors(general and specialists) and huge number of support staff who will try to stay near the hospital.
Hope this information is helpful to all those who have booked flats at S&P Living Spaces.

You are right. The current market price at Ayanambakkam is around 4000-5000 per sqft whereas the current rate at S&P is 3750/sqft.
I am pretty much sure that by the end of phase 1 (i.e. hopefully around JAN 2014), taking into account 2 factors - Increased Guideline Values and construction of 200 bed Apollo Hospital, the price will surely reach atleast 5000/sqft which is the current MAX price at Ayanambakkam.
Considering the above analysis, it was worth investing and I feel that I have made the right choice by booking a 2BHK at Living Spaces.

|I enquired with S&P and it seems that the latest price is at Rs.3990/sqft.
A solid increase of Rs.550/- from FEB to JUNE 2012.
Currently there are 140 apartments yet to be booked and it seems that once a block of apartments gets booked, the price wil increase again.
I will post furhter updates as and when I receive them.

|Hil All, I too booked in S and P. I find it to be reasonable. They are not like Alliance Orchid Springs who have not started the construction since 2008. Moreover S&P has better UDS than any other builder - almost 55%. This area is better than Nulambur in term of accessibility.

|Greams road has a lot of rental & hotel business because of nearby Apollo hospital. Similarly I think the 1 bhk apartments, will be good for renting out on short-term basis for those accompanying the patients in Apollo hospital near this project.
