The project "Heritage" by Amarprakash is located at Thiruneermalai, Chennai. A total of about 171 residential units is planned to be constructed in Stilt + 4 floors. The units are available in 601 to 1437 SQFT size. The rate per SQFT is Rs.2199**. The total rate will be around 15 Lakhs onwards (Lakhs of Rupees)**. The project is expected to be completed by October 2012.

Don’t trust on the advertisements by Amar Prakash Developers, Pallavaram, Chennai. I booked a flat in Saffron Height one of the apartment constructed vt Amar prakash at Pallavaram. When I booked a flat, I was told the project has CMDA Approval. But after booking, I asked the builders the CMDA approval papers to process bank loan. At that time, they told CMDA approval is in process. Please check the CMDA approval papers before you go for booking any flat with Amar prakash builders.

We have also booked a flat in Saffron heights on 26th Mar'11. They said they got the approval.
Don't they get CMDA approval??????????????

Did any one validated the CMDA approval for Saffron heights with local municipal and NOC for archaeological survey of india. As some of the area in pallavaram comes under archaeological survey of india.

we are planning to book one with Heritage.May i know when you enquired about the cmda approval with them.
cause they say that they got approval and hence the price was hiked.
@ All,
some project from ASquare are also termed as Amarprakash for example the "Royal Orchid" and "Ambrosia" are from ASquare but the guys at amarprakash say that those project are done by them.
What you guys say??

We did book one sometime in Feb end 2011. At that time itself they said no more apartments are available for booking in The Heritage and they had persuaded us to take quick decision too. ... Im just surprised that after 3 months too, the bookings are going on. So, not sure whats the real scenario. I anyways am just applying for the bank loan. When I applied for it in March, they said the property is not yet approved. But I believe its approved now. Anybody has any other views, please do share.
p.s. I am yet to do my loan processing.

don’t ever be-live in this Builder, they will create artificial demand as all the apartment are booked in 1 week they are bunch of thieves. there construction is of very poor quality and there support is so horrible. only thing is that they will have competitive pricing when compared to the others but then u will fell the pain of choosing the builder for a small difference in money.

to sum up they are utter waste, think before u invest as its your long term investment, Please don’t suffer after u book

He says ame for CMDA Approval is going on.
Please confrom whether contine or not!

I request every one reading this forum to kindly spread this message, there by save the people purchasing any of the flats by Amarprakash Builder(Heritage / Saffron/ Royal Caste & etc..).

Apart from approval , they cheat the customers in lot other ways:

1. They make fake demand, by saying only final 5 flat available, there by creating customers to book the flats immediately.

2. They putting the lot of hidden cost like they asked around 60 thousand rupees interest as penalty for me, as i got some delay in bank loan process.

3. Building quality is very poor.

4. Poor communcations & updates by them, They never provide any updates about the progress, Mr Gopal, who is the marketing person there, he can't even speak anything in English.

5. If they are calling us means to demand the immediate payments only.

6. They have getting good amount of money for club house, they are saying that every amendties they are going to give, but looks like they cheat lots of money on that.

I feel pity for those who have Booked there Flats with Amarpraksh. There whole Family is into this cheating business. They are getting good amount of money for club house. I request you all to check with the previous persons who have bought their house from them before you book a Falt with them as I heard that they will tell they will incorporate Rain water harvesting’s but they will never do and if we ask that they will ask you to lodge a complaint on this that kind of person they are. Then imagine about the Amities they have promised for the Club houses

Hi All,

I have booked a flat with saffron Heights on December 2010, during that time the advertisement said its CMDA approved but when we enquired, they would get the same in next 15 to 30 days, after i booked For approval it took almost more than 3 to four months. Now the construction is going in full speed and they have also started Phase II.

We all have concerns with the builders, i would want to unite all the owners who bought flat in saffron heights, so that we can raise an alarm together. Some of my friends bought flats at Trinity Park, a contruction by ASquare, they are also part of Amarprakash , they had lot of issue and now they were able to solve some of their issues by raising alarm together.

Currently 30 Flats are available, wanted to know quality of construction & they say its 6-7km from Pallavaram jn but when I went it showing more distance. I felt near by area is also not that great.
Wanted to know your opinion on the same.

Please tell me about the Royal Castle project by Amarprakash in Thiruneermalai. I have booked a flat there; given initial booking advance of One Lakh and going to give the first 20% of the total cost. Please advise how far this builders are good, though a delayed survey from my side.

Guys,

Straight to the point.....I have booked a flat in Heritage and they clearly told that the Ae tie up with pproval process would take time atleast 2 to 3 months, for the price you pay this is a very good locality, would be developed in 2 years for sure, did you near the other emerging flats in that area, plz enquire as how much is the SQFT, they charge around 3500 and for 1000 sqft flat wud cost arounf 40 to 43 lacs.

Moreover the builders have tie up with various banks which helps us to get quick loans, the quality of the construction is extremely good as they have shown it in the spec and why do you guys crib that they are demanding money, see if the project needs to move on then need money, since we are the ultimate users we have to provide then what they need as per the papers and its very very crystal clear in the papers on the slabs we pay for the construction.

I request you all to check the previous construction they have completed like Habitat, Tulip Garden and other constructions they made in Rajakelpakam and Perungalthur, before booking a Flat with them.till date we are facing issues. but nothing has been rectified by them. and they quote as 1 year complete support they are such a Fraud.

some examples: we need to clean our septitank in our apartment each and every Week.because they haven't done there work correctly so all the water from surrounding areas comes to our septitank.its the same case with both the apartment in Rajakelpakkam. and these people are not even listing to our quires.
Like these there are many issues we are facing and we are planning to log a complaint in court.

so just check any there previous completed project. so if anyone tell that they are good Builder then go and Book a flat i swear no one will say so.

I registered a flat with them in 2011(Royal Castle). They didn't get approval for a long time. Now, after about 10 months, they got the approval with quite a lot of changes (from 4 floors to 7 floors, 1200 to 1400 apartments etc.- very very cramped layout). I didnt like tye changed and opted not to sign the revised agreement. They asked me to send an email for cancellation and now are deducting 25000 plus service tax for no fault of mine. This builder is a real cheat and there are lot of people who are withdrawing from Royal Castle project. Please beware!

For all people-- Read it in detail before taking a decision

I was looking for a flat in chennai for past 1n half year @ affordable prices, where as builders are charging a bomb shell everywhere.

In Jan, I saw their Project Ad about Royal castle after lot of enquiry n due diligence, I went thru online comments and did a lot of homework about them.

Coming to the point, What issues have been raised by a few people on this forum is not genuine keeping faults on their part ( For Eg: Mr. Raju has told some interest collected etc., I verified his account with the builder and found out what misdeeds n delays in his payments, for which only he is responsible or that of Mr.Arun about some sptic tank is all very cunning demands from the builder).

Just because they have personnel ego clashes they are posting such comments, All people beware and believe what u see or hear and not thru anybody's personnel experience as humans we post all on others only.

ROYAL CASTLE:

I have bought 3 Apartments in Royal Castle and very happy that I bought at right time, Regarding the change in plan, I think in such development until you are not given what was promised to you at what prices there should not be any worries, people are not understanding that the project has become much better than earlier and we are getting a product of premium category ? How ?

Earlier NOW

28 blocks 18 blocks ( open space has increased as MSB norms are more setback)

1 lift n staircase 2 lifts n 2 staircase ( Fire Safety norms compulsory)

4 floors 7 floors ( understand for construction of higher floors cost is much more)
normally an MSB construction takes Rs.150-200 per sq.ft. as structural n procedures are thicker)

No Fire norms Compulsory Fire Safety Measures n Norms ( SAFE FUTURE)

Club house sale membership and Builders maintainence ( Wish u people go n see all good projects have new method for continuos usage of club or else it is shutdown in 2 -3 years)

Access thru a much wider road, so better property value. For me I feel by retaining old per sq.ft. rates they have set the best example of genuinity, so cripping about things without in depth analysis is not good.

This is my story, It is upto you to see..

Hi,

I was planning to book a apartment in Royal Castle this week. Thought they provide more competitive price in chennai facility compared to others in the market.

But all of sudden I tried to search and check on the reviews about them then it came the shock. Lot of bad reviews about this Amarprakash builders.

I would also like to register my input which will be beneficial for someone in future.

• Initially they told 3199/sqft and floor increase price of 25 per sqft. So I asked them from which floor, they informed from 1st floor itself. Funny thing, the building itself starts from 1st floor as ground floor planned for Car parking. So, ultimately 3199 price/sqft is wrong value
• We have only four direction N,S,E and W but they charge extra amt for different direction. And told only West facing apartment doesn’t have price increase then I asked to propose with those flats. They informed all are booked…another good joke here.
• If the apartment is corner, or land scape, garden facing or road facing or fountain facing etc. They charge additional amt per sqft. Somehow or another, any direction of flat will have this view.
• Finally all put together for 5th floor apartment they are asking 3474/sqft. So even though adding the 25 for floor rise, different direction facing this is not matching to quoted value of 3474. when i enquired, not getting the right answer.
• Now they are urging to perform the booking before this Friday by raising alarm they are planning to increase 300/sqft from Monday. Not sure, how cum all of sudden they will increase 300/sqft.

So, I feel this is taking in a very wrong direction and completely money minded. Don’t have trust on this builder and that too after reading lot of reviews, so I’m dropping my plan to buy apartment from this builder, so frnds – suggestion to go only with reputed builders.

Anyone tell me at what % they do registration of the royal castle. Normally in mumbai places they do at 25% registration of the flat they finish.
Here somthing weired at the end only they say.
Can any one face the problem like this or any one asked about the registration at earlier stage.

Heritage has been handed over --- In Total Darkness !! -- Literally, there is No Electricity connection received, yet it has been handed over.

You cannot get anyone senior on the line, they wont meet you if you go to the office & the CRM's who do the talking know nothing about this.

Lesson to be learnt -- Not to Recommend Amarprakash to anyone else.

It is Been 3 Months since The Heritage has been handed Over. The Electric Meters were fixed by 2oth Dec & some 30 families have moved in till date.

None Of the Amenities Promised are in Place till Date -- No

I've had a very good experience with Amarprakash, having purchased a flat at Temple Waves almost 1 year ago. I met a person who had bought a flat at Heritage in a function that Amarprakash had arranged for those who had purchased flats from them and she too had a very positive perspective on the builders which reaffirmed my decision to invest with them. She said the finish quality was quite good and they have provided everything that they had promised to deliver.
